Link Logistics’ North Charlotte Commerce Center is a three-building warehouse development spanning 942,000 square feet along I-77 in Mooresville, North Carolina. Serving manufacturers, distributors and co-packers throughout the Carolinas, the park, one of the largest industrial developments in Charlotte’s north submarket, is strategically positioned to capture the sustained population growth surrounding Lake Norman.
What makes this project particularly noteworthy goes beyond its leasing success: It represents a pioneering move. Developing a bulk building of this scale in the area was a bold bet, and its success is a testament both to Link’s broader strategy of anticipating demand and building for flexibility and the relationship-driven approach of the firm’s local leasing team.
Designed to Grow With the Customer
The development’s anchor tenant in Building 1000 initially committed to 387,000 square feet, about half the building’s total footprint. Nine months later, having another lease expiring nearby and recognizing the efficiencies of being under one roof, the tenant absorbed the remaining 336,000 square feet, bringing their total occupancy to 724,000 square feet.
This progression reflects how Link Logistics structures its developments. Rather than treating lease signing as the end of the transaction, the firm finds ways to absorb tenant growth mid-cycle to accommodate expansion within the same development. This approach is key in places like Charlotte, where available space is tightening and relocation costs are rising.
North Charlotte Commerce Center Building 2000 serves a single, full-building co-packing occupant at 128,000 square feet, while Building 3000 is configured for multiple tenants: An industrial equipment distributor occupies approximately 49,000 square feet, and a consumer goods distributor occupies the adjacent 40,000 square feet.
A Market in the Midst of Change
A decade ago, Charlotte’s industrial market had little appetite for buildings above 500,000 square feet. The lease-up of North Charlotte Commerce Center’s 724,000 square foot flagship building would have been difficult to underwrite not that long ago.
Link Logistics anticipates about 8 million square feet of near-term absorption in the Charlotte metro area against approximately 4 million square feet of new warehouse space. With fewer available infill sites close enough to population centers to effectively serve last-mile and regional distribution, service-oriented businesses must move quickly to secure space.
North Charlotte Commerce Center’s location puts the spotlight on Link’s broader strategy of identifying sites with the land availability to support large-format development but close enough to the metro’s expanding residential corridors to function as genuine distribution infrastructure.
The Case for Charlotte
Residential growth and labor depth. The Charlotte metro has drawn a steady influx of new residents, building a deep, reliable workforce that manufacturers and distributors depend on to staff and scale operations.
Interstate access and port reach. Situated roughly two hours from I-95, North Carolina sits within practical range of three major East Coast ports: Charleston to the south, Wilmington to the southeast and Norfolk to the north—a network that supports regional distribution and import-driven supply chains.
Air cargo and connectivity. Charlotte Douglas International Airport, one of the busiest in the world, broadens the range of industrial users the market can serve.
